NCJUA North Carolina Joint Underwriting Association emblem NCJUA • North Carolina FAIR Plan Dwelling Forms

DP-1 and DP-2, explained simply.

DP-1 Basic Form

Coverage for specifically listed causes of loss.

Available options vary by policy.

DP-2 Broad Form

A broader set of listed causes of loss.

Available for qualifying properties.

Policy form and claim settlement are separate things.

DP-2 may use replacement cost or actual cash value, depending on eligibility and endorsements.

How dwelling policies compare in North Carolina
What DP-1 and DP-2 focus on: Both are named-peril dwelling forms offered through the North Carolina Joint Underwriting Association (NCJUA FAIR Plan) when a property cannot be placed with a standard carrier. DP-1 starts with basic perils (such as fire and lightning, with optional extended coverage and vandalism), while DP-2 includes a broader list of named perils for properties that meet additional underwriting requirements.
How claims are settled: Having a DP-2 form does not automatically mean a claim is paid at Replacement Cost. Depending on roof age, system updates, occupancy, and policy endorsements, losses to the building or roof may be settled at Actual Cash Value (which accounts for depreciation). We review your exact quote lines with you before you decide.

A few helpful answers.

Can an older home be considered?
Yes. Age alone does not automatically rule out a property. Available options depend on the property, roof and system condition, occupancy, and underwriting review.
Can you review a mobile home or rental?
Yes. We review owner-occupied homes, manufactured and mobile homes, and tenant-occupied rental properties in North Carolina to see what coverage options may be available.
Does DP-2 always mean replacement cost?
No. Policy form and claim settlement are separate choices. DP-2 may use replacement cost or actual cash value, depending on property eligibility and endorsements.
Will repairs or an inspection be needed?
Often, yes. Underwriting typically requires current exterior photos and may require an inspection or specific property repairs as part of the review process.
How is the FAIR Plan different from a standard homeowners policy?
The North Carolina Joint Underwriting Association operates the North Carolina FAIR Plan for properties that cannot obtain standard coverage. A FAIR Plan dwelling policy focuses on structure coverage and does not automatically match a standard homeowners package for liability, contents, or other perils.
